Public Adjuster in Port Aransas, TX

Help for Mustang Island homeowners, condo associations, rental owners, and businesses with hurricane, windstorm, hail, and surge-related claims.

Port Aransas sits on the north end of Mustang Island in Nueces County, between the Gulf of Mexico and Corpus Christi and Redfish bays, reached by the ferry from Aransas Pass or by Highway 361 and the JFK Causeway. As a public adjuster in Port Aransas, TX, we help owners of beach homes, condos, short-term rentals, and island businesses with hurricane, wind, hail, and water-related claims. Corpus Christi Public Adjuster does not keep an office on the island; we come to the property to inspect it.

Island properties face exposure that mainland homes do not: direct Gulf winds, surge from both the beach and the bay side, constant salt air, and blowing sand. Many homes are elevated on pilings with enclosed lower levels, and the island has many multi-story condominium buildings with flat or low-slope roofs, balconies, and sliding glass doors. Salt-air corrosion of fasteners, flashing, and HVAC equipment can complicate a claim, because an insurer may argue that some deterioration is wear and tear rather than storm damage.

Hurricanes that shaped Port Aransas

Hurricane Celia (1970): HURDAT places Celia's Category 4 landfall point in the Port Aransas and Aransas Pass area on August 3, 1970. The NWS Corpus Christi Celia page describes the storm.

Hurricane Harvey (2017): Harvey's Category 4 landfall on San José Island, just across the Aransas Pass channel, hit Port Aransas hard. NCEI's Nueces County summary says the most significant damage was in Port Aransas, where widespread major damage occurred, with most homes suffering major roof damage and some losing roofs and walls. Storm tides of 6 to 8 feet entered from the west, from Corpus Christi and Redfish bays, pushing boats out of their moorings onto high ground. That bay-side surge is an important detail: on the island, flood damage does not only come from the beach.

Tropical Storm Harold (2023): On August 22, 2023, NCEI lists a 48 mph gust at Port Aransas and elevated tides on the barrier islands.

Hail and thunderstorm wind on the island

Port Aransas is not immune to severe thunderstorms. On November 1, 2025, the Mustang Island State Park emergency manager estimated 3-inch hail at the Port Aransas airport, the largest hail report in Nueces County's NCEI records. Older events include November 24, 1996, when roofs were damaged on several businesses and two trailers were blown off their foundations, and September 12, 2003, when a condo complex security building had major damage and several homes had roof damage. Large hail can crack tile, dent metal roofing, break skylights, and damage rooftop units, so our hail damage claims page applies here as much as on the mainland.

TWIA, flood, and CRS for Port Aransas

Port Aransas is in Nueces County, which is in the TWIA designated catastrophe area. Many owners carry a homeowners or condo policy that excludes wind and hail, a TWIA windstorm policy, and a flood policy. TWIA claims generally must be filed within one year of the date of loss; see our TWIA windstorm claims page and the article on the TWIA claim process.

Flood coverage needs particular attention on the island. Properties in V, VE, or V1-30 zones that were built, altered, remodeled, or enlarged on or after September 1, 2009 must show proof of NFIP coverage, when available, to get TWIA coverage. Based on FEMA Community Status Book data (April 2025), Port Aransas participates in the NFIP but not the Community Rating System. NFIP residential limits are $250,000 for the building and $100,000 for contents, and coverage below the lowest elevated floor is often limited, so read your flood policy carefully. Our flood damage claims and wind vs. storm surge pages explain the split.

Roof repairs and re-roofs in the catastrophe area fall under the TDI Windstorm Inspection Program, and TWIA eligibility depends on a windstorm certificate of compliance for work done on or after January 1, 1988. For City of Port Aransas permit rules, contact the city's building department before repairs begin.

How we help on Mustang Island

We inspect roofs, building envelopes, balconies, windows and doors, mechanical equipment, and interiors, and we photograph and measure everything for an itemized estimate. For rental owners, we also look at whether the policy includes loss of rents or business income coverage. For condo buildings, we review both the master policy and unit-owner policies. Our commercial property claims and hurricane damage claims pages cover more.

Because many Port Aransas properties are second homes or short-term rentals, owners are often away when a storm hits. Report the claim as soon as you know about damage, ask a trusted neighbor or property manager to photograph the property before cleanup, and keep records of any emergency repairs. Delays in reporting can complicate a claim, and TWIA's one-year filing deadline still applies. As a Corpus Christi Public Adjuster serving Mustang Island, we can inspect the property and coordinate with you remotely if you are out of town.

Frequently Asked Questions

Does TWIA cover storm surge in Port Aransas?

No. TWIA covers wind and hail only. Storm surge and rising water are flood losses, which are covered (if at all) by an NFIP or private flood policy. After a hurricane, both policies may be involved, and documenting which damage came from which cause matters.

Do I need flood insurance to get TWIA coverage?

For some properties, yes. Properties in V, VE, or V1-30 flood zones that were built, altered, remodeled, or enlarged on or after September 1, 2009 must show proof of NFIP flood coverage, when available, to get TWIA coverage. Check your flood zone and the TWIA eligibility rules.

Is Port Aransas in the CRS program?

According to FEMA Community Status Book data (April 2025), Port Aransas participates in the NFIP but not the Community Rating System, so flood policies there do not receive a CRS discount. Confirm current status with FEMA or your agent.

Can you help a condo owner and the association?

We can review either side, but the claims are different. The association's master policy typically covers the building structure, while a unit owner's policy may cover interior finishes, contents, and loss assessments. Policy language controls, so we start with both sets of documents.

What does a public adjuster cost in Port Aransas?

Fees are disclosed in a written contract before any work begins; Texas law caps public adjuster compensation at 10% of the insurance settlement. You may rescind the contract by written notice within 72 hours of signing.
